Roof Cost
Investing in Your Home: Understanding Utah Roofing Costs
While every home is unique, most residential roof replacements in our area fall between $9,500 and $19,500.
The Midvalley Advantage: Many large companies have high overhead costs and sales commissions baked into their prices. As an owner-operated team, we put that money back into your roof—investing in premium materials and a meticulous, no-subcontractor installation.
Roofing Companies calculate your estimate based on the following four specific physical factors of your home:
The 4 Pillars of Your Quote
Project Scale & Geometry:
We measure the total square footage (or “squares”) and the number of valleys, peaks, and dormers. More complex shapes require more time to ensure every transition is watertight.
Steepness (The “Pitch”):
The slope of your roof dictates the safety equipment needed and the speed at which our team can move. Steeper roofs require a more specialized, careful approach.
Deck Preparation:
A roof is only as good as the wood beneath it. We factor in the removal of old layers and the inspection of your sheathing to ensure your new roof has a solid foundation.
Material Selection:
Whether you choose high-definition shingles or a modern metal system, the choice of material is the primary driver of the total investment.
We don’t believe in “optional” quality. These essential protections are included in every full replacement we perform:
The “Midvalley Integrity” Standard
Premium Ice & Water Shield:
Vital for Utah winters to prevent leaks from ice damming.
Breathable Synthetic Underlayment:
A high-tech moisture barrier that outperforms traditional felt paper.
Precision Metal Flashing:
We replace all pipe boots and drip edges to ensure water is diverted correctly.
Manufacturer-certified products
Because we use manufacturer-certified products and follow their strict installation protocols, you get access to Manufacturer long-term warranties. This ensures your investment is protected by the manufacturer for decades, not just a few years.
The Meticulous Cleanup:
We treat your property like our own, using multi-pass magnetic sweeps to ensure your yard is clear of debris.
Owner Supervision:
The person who gave you the quote is the person ensuring the work is done right.

Frequently Asked Questions

In roofing, “cheap” often means “speed over quality.” Many companies use subcontractors who are paid by the job, encouraging them to rush. At Midvalley Roofing, our 15+ years of experience isn’t sitting behind a desk or managed from an office—it’s on the roof with the crew. This direct involvement means you aren’t getting a ‘project manager’ who only checks in; you’re getting a seasoned expert ensuring the job is done right the first time.
It’s recommended to have your roof inspected at least twice a year, ideally in the spring and fall. Regular inspections help identify potential issues before they become major problems. Additionally, you should schedule an inspection after any severe weather events, such as heavy storms or hail.
Common signs include missing or damaged shingles, leaks in the attic, water stains on ceilings or walls, excessive granule loss from shingles, and an aging roof (typically over 20-25 years). If you notice any of these signs, it’s best to schedule a professional roof inspection.
We offer a variety of roofing materials to suit your needs and budget, including asphalt shingles and metal roofing. We can help you choose the best option based on your home’s style, local climate, and personal preferences. We mostly recommend using Owens Corning architectural shingles, but also install GAF, and Certainteed.
We want your roof replacement to be a sound investment, not a financial burden. Because current contractor financing options often carry high interest rates that aren’t in the homeowner’s best interest, we don’t offer them. We’ve found that our customers are almost always better served by securing a private loan or a home equity line of credit. If you are looking for the best way to fund your project, we’re happy to point you toward local Utah financial institutions that our previous clients have trusted.
We provide two layers of protection for every full roof replacement. First, the Materials are covered by the manufacturer’s own Limited Lifetime Warranty, protecting you against product defects. Second, the Installation is covered by our Midvalley 3-Year Workmanship Warranty. Because we never hire subcontractors, we stand behind every nail and shingle with total confidence, ensuring your roof is installed to the highest industry standards.
